Standards that protect our neighborhood and preserve property values for all residents
Welcome to Sunset Ridge, where we're committed to maintaining a safe, beautiful, and harmonious community for all our residents. Our rules and guidelines exist to protect property values, ensure neighbor courtesy, and preserve the quality of life that makes Sunset Ridge such a desirable place to call home.
As a homeowner in our community, you agree to uphold these standards. We encourage all residents to familiarize themselves with these guidelines and to contact the HOA with any questions or concerns. Together, we create the neighborhood we all want to live in.
Architectural & Exterior Standards
The appearance of our homes reflects the character of Sunset Ridge. All exterior modifications require HOA approval before work begins.
- Roof repairs and replacements must use materials matching the original color and style
- Paint colors must be submitted for approval; neutral earth tones are preferred
- Additions or structural changes require architectural review and approval
- Fencing must comply with community standards regarding height, materials, and color
- Satellite dishes and antennas require prior approval and must be minimally visible
- Solar panels are encouraged; please submit plans for review
Submit architectural requests to the HOA with detailed plans, photos, and color samples. Typical approval takes 5-10 business days.
Landscaping & Yard Maintenance
Well-maintained yards enhance our community's beauty and neighborhood appeal. All homes must be kept in neat and attractive condition.
- Lawn care: Grass must be mowed weekly during growing season and maintained at a healthy appearance
- Landscape beds: Must be edged, mulched, and free of weeds
- Trees and shrubs: Should be trimmed and shaped; dead or diseased plants must be removed or replaced
- Vegetable gardens: Are permitted but must be screened from street view and maintained attractively
- Exterior lighting: Uplighting and decorative fixtures require approval
- Seasonal decorations: Holiday decorations should be tasteful; please remove by January 15th
Landscape maintenance is the responsibility of each homeowner. Hire qualified contractors and ensure work meets community standards.
Parking & Vehicle Rules
Our community parking standards ensure safety and maintain neighborhood aesthetics.
- Driveways: Vehicles must be parked in driveways or garages; street parking is limited to visitors
- Commercial vehicles: Trucks and work vehicles over 3/4-ton capacity are not permitted for overnight parking
- RVs, boats, and trailers: Cannot be stored in driveways or yards; arrange off-site storage
- Disabled placards: Honored; contact HOA for designated accessible parking if needed
- Vehicle condition: Non-operational vehicles cannot be stored on the property
- Visitor parking: Use designated guest spaces when available; extended visitor parking requires HOA notification
Community Amenities & Recreation
Sunset Ridge residents enjoy access to excellent amenities including our resort-style pool, tennis and pickle ball courts, basketball court, playground, and walking trails. All amenities are reserved for residents and their guests.
- Pool hours: Seasonal; resident ID required for entry
- Court reservations: Available through the HOA website or management office
- Supervision: Children under 14 must be supervised at all times in and around amenities
- Guest policies: Residents may bring guests; excessive guest usage requires notification to management
- Noise: Quiet hours (9 PM to 8 AM) apply at all amenities; athletic activities should conclude by dusk
- Maintenance: Report any equipment damage or safety concerns immediately to the HOA
Noise, Nuisance & Pet Policies
Noise standards: Respect quiet hours from 9 PM to 8 AM. Keep music, conversations, and activities at reasonable levels. Lawn equipment should not be operated before 8 AM or after 6 PM on weekdays, or before 9 AM on weekends.
Pet policies: Pets are welcome in Sunset Ridge, with the following guidelines: maximum of three pets per household; all dogs must be contained within a fenced yard or on a leash; aggressive dogs pose a safety risk and must be controlled or removed; pet waste must be cleaned up immediately; excessive barking or animal noise that disturbs neighbors is prohibited.
Other nuisances: Trash cans should be stored out of sight except on collection days. Air conditioning units and HVAC equipment must be properly maintained and screened from street view. Clotheslines are not permitted. Outdoor storage must be neatly organized and screened from neighboring properties.

Community standards ensure Sunset Ridge remains a beautiful neighborhood for all residents
The HOA Board is committed to fair and consistent enforcement of community standards. When a violation is observed, the following process applies:
- Initial notice: Homeowner receives a written notice describing the violation and required correction timeline (typically 14-30 days)
- Follow-up: If the issue is not resolved, a second notice is issued
- Escalation: Continued violations may result in fines or legal action
- Emergency situations: Serious violations affecting safety or community welfare may result in immediate action
If you receive a violation notice, you have the right to request a hearing with the HOA Board. We encourage open dialogue and are happy to discuss any concerns or hardship circumstances.
Requesting a Variance or Exception
If you have a unique situation or wish to deviate from community guidelines, you may request a variance. Submit a formal request to the HOA including:
- A clear description of your request and the reason for the exception
- Photos or detailed drawings of the proposed change
- Documentation of any hardship or special circumstances
- Impact on neighbors and the broader community
Variance requests are reviewed by the HOA Board and decided on a case-by-case basis. Approval is not guaranteed, but we recognize that reasonable exceptions may enhance our community while maintaining standards.
